Building a New Destination for Fort Bend County: The Vision Behind Austin Point
In March 2025, Greg Wattson joined The Signorelli Company as Senior Vice President of Commercial Development.
A key focus of his role is helping bring the vision of Austin Point to life, a transformative 6,400-acre mixed-use destination that will redefine how people experience community, connection, and opportunity in Fort Bend County.
Located at the crossroads of the planned Fort Bend Parkway and Grand Parkway extensions, Austin Point is positioned to become a new “Main and Main” for the region. More than a traditional development, Austin Point is being thoughtfully designed as a connected destination where neighborhoods, retail, hospitality, multifamily, and community experiences come together.
With Signorelli’s experience creating successful destinations like Valley Ranch Town Center, Austin Point represents an opportunity to create something truly unique: a place built around the way people want to live, gather, work, and spend time.
We sat down with Wattson to discuss the vision behind Austin Point’s master plan, the importance of creating meaningful experiences, and what the community will look like as it continues to grow.
6,400 acres is a significant opportunity. How do you approach creating a master-planned destination of this scale?
It is a tremendous opportunity to think beyond individual developments and create a destination that serves the community for generations.
With a project of this size, every decision matters. We approach the land plan as a blank canvas, focusing on how each piece works together to create a connected experience. The goal is not simply to build individual neighborhoods or commercial centers, but to create a place where each component strengthens the others.
From residential neighborhoods and multifamily communities to retail, hospitality, dining, and gathering spaces, Austin Point is being designed around how people want to experience everyday life.
What makes Austin Point different from other mixed-use developments?
Austin Point gives us the opportunity to create a true mixed-use destination where people can find everything they need within a connected community.
The most successful destinations are not built around one single use. They are created through the combination of places to live, places to gather, places to shop, and experiences that bring people together.
Retail, hospitality, and multifamily will play a critical role in creating the energy and connection that makes Austin Point unique. These elements work together to create a destination where residents have convenient access to experiences, and businesses have the opportunity to be part of a growing community.
How do you create retail and hospitality experiences that people want to return to?
Today’s consumers are looking for more than convenience. They are looking for experiences.
The future of retail is about creating destinations where people want to spend time, whether that is enjoying a meal with friends, exploring local businesses, gathering with family, or experiencing something new.
At Austin Point, we have the opportunity to create spaces that encourage connection and engagement. The goal is to move beyond transactional retail and create memorable destinations that become part of people’s daily lives.
How does multifamily fit into the overall vision for Austin Point?
Multifamily is an important part of creating a complete community. It provides residents with housing options that connect them directly to the experiences and amenities that make Austin Point unique.
When residential, retail, hospitality, and community spaces are thoughtfully integrated, they create an environment where people can spend less time traveling and more time connecting with the places and people around them.
What do you think Austin Point will look like in five years?
Five years from now, Austin Point will begin to showcase the vision behind the master plan. What starts as a large-scale development will become a connected destination filled with neighborhoods, businesses, gathering spaces, and experiences.
The most exciting part is seeing the pieces come together, creating a place where people want to call home, businesses want to be part of the community, and visitors want to return.
