Model Home Construction Has Commenced, Sales Anticipated to Begin This Summer

June 2025

Turning the page on the next chapter of Fort Bend County’s residential boom, construction on the first phase of homes is officially underway at Austin Point. The regionally transformative, 4,700-acre master-planned city in Fort Bend County, Texas, is set to fulfill the residential and lifestyle demand in one of America’s fastest-growing, most diverse counties.

Austin Point’s first phase sets the tone for what is to come, including 421 single-family homes from nine homebuilders across 125 acres. The community’s social center, The 1824, is set on two acres in the heart of the community. Development follows neo-traditional town planning principles, such as no grid-like streets, no cul-de-sacs, and alley-loaded homes to prioritize walkability and a mix of uses to provide access to services while supporting pedestrian-centric living.

A Transformative New City

Austin Point is not just another development. Once a hard-to-reach patch of farmland, Austin Point is poised to become Fort Bend County’s next urban core. The plan includes a series of flexible, interconnected districts that create a vibrant and complementary mix of uses to support the residential, commercial, healthcare, educational, entertainment, and civic needs of residents and surrounding communities.

As the population of Fort Bend County is expected to double by 2040, Austin Point is contributing to the demand and has the infrastructure to support to the uptick in interest in the region. With over 14,000 residences, 17 million square feet of commercial space, and 1,000 acres of parks and open space, this great new city has the potential to support up to 50,000 residents. The goal? To build a community that supports Fort Bend County’s growth.

An Inclusive, Vibrant Community For All

Austin Point’s residential offerings are thoughtfully planned to foster an inclusive and vibrant community for people of various life stages, income levels, and backgrounds. With diverse housing typologies and a focus on walkability, the residences are designed for inclusivity and to create casual connections among neighbors. From 800-square-foot cottages to spacious 4,500- square-foot single family homes, there’s a wide range of opportunities. Architectural styles include Texas Ranch and Farmhouse to Contemporary and Mediterranean. Front porches, alley-loaded garages, and walkable streetscapes bring neighbors together.

“We’re not building yesterday’s MPC,” says Danny Signorelli, president and CEO of The Signorelli Company. “This isn’t about cookie-cutter subdivisions. We want a seat for every person that wants to live in Fort Bend County. We want you to walk out your door and feel like your neighborhood belongs to you.”

The architecture is intentional. Homes are being built closer to the street. Narrower streets will calm traffic, creating pedestrian-friendly neighborhoods and the kind of front-porch living that fosters connections among neighbors. Community amenities such as parks and gathering places are being integrated in a way that encourages residents to reduce their dependency on cars.

The homebuilders in phase one include Ashton Woods, Beazer Homes, Drees Homes, Castlerock, David Weekley Homes, Newmark Homes, Perry Homes, William David Homes, and Westin Homes.

Bringing Residents Together Through Community Spaces

Austin Point is designed with connection in mind. Streetscapes will put people first, and civic centers will feel like vibrant downtowns. Homes, shops, offices, and parks will all flow together. From extensive trail networks to dynamic public gathering spaces, Austin Point is designed as a walkable, inclusive, and environmentally conscious community.

A community event space and café named after the historic year that the original landowner, William Tennant Austin, received title to the land, The 1824 will be a relaxing place to enjoy a coffee while working remotely or to gather with neighbors. Right in its backyard, residents will find an outdoor concert and event lawn, an extensive children’s play area, beer garden, food truck court, and spaces for outdoor fitness and games.
